How we work on commercial units

This is not a page of testimonials. It is a plain description of how a fit-out runs with us, so you know what to expect and can judge whether it suits you.

Worker fitting ceiling boards with a board lifter
In short

We start from photos and floor area, visit to measure, and prepare an itemised quote that also states what is excluded. We build to the scope defined by your technician, coordinate every trade — with authorised partner installers for electrics and plumbing — and report changes with photos before acting on them. Materials purchasing and a final clean are part of the job. One person is your contact throughout.

How does the first contact work?

Most jobs begin with a message: photos of the unit, the approximate floor area and a line about the business. We look at the photos for the things that shape the work — the state of the ceiling and floor, the electrical board, the toilets, the frontage, signs of damp — and reply with a first assessment. That tells you whether the job is a refresh, a refit or a fit-out from shell, and what we need to know next.

If you already have drawings from an architect or designer, send them. If you have not yet signed the lease, say so; we can often visit before you commit.

What happens at the visit?

We measure the unit, check access for deliveries and debris, look at the drainage connection and the ceiling void, and note the condition of everything that might be reused. We ask about the activity, the number of people working there, the hours, and what the landlord and the community allow. If your technician is involved, we ask what has been filed or applied for and what scope it covers.

We also tell you what we do not do — licences, projects, air conditioning, extraction design — so the gaps are visible from the start.

What does the quote look like?

An itemised document: strip-out, partitions, ceilings, services, floors, wall finishes, toilets, painting, fitting and cleaning, each with a description and a quantity. It lists what is excluded and any open decisions, with a note of which stage each one affects. It also states the guarantee terms and confirms our public liability insurance.

If you want to compare options — keeping the existing ceiling or replacing it, phasing or doing everything at once — the quote can show them side by side. We do not hide costs in vague lines.

How is the work organised once it starts?

  1. We agree the sequence with you and any specialists — shopfitter, air-conditioning installer, IT — and fix the points where each needs access.
  2. Strip-out and protection of anything that stays.
  3. First-fix services by authorised partner installers, tested before anything is closed.
  4. Partitions and ceilings, with hatches and reinforcement where needed.
  5. Floors, wall finishes and painting, in the order that avoids damage.
  6. Second fix, fitting and testing.
  7. Final clean and a walk-round with you.

Each stage is checked before the next begins. You get updates from one person, without having to chase individual trades.

What happens when something unexpected turns up?

In commercial units it often does: a pipe from the flats above in the wrong place, a column not on the drawing, drainage at a different level. When it happens, we photograph it, explain it to you and your technician, propose a solution and price it as a separate line. Nothing outside the agreed scope goes ahead without your approval. If the finding affects the paperwork, your technician decides how to proceed.

How do you work with specialists and with your technician?

A commercial fit-out has more people involved than a home renovation: your architect or engineer, sometimes a designer, the shopfitter, air-conditioning and extraction installers, IT and security, the landlord and the building’s administrator. We do not replace any of them. Our job is to make sure the building work fits around them, so nobody waits and nobody undoes someone else’s work.

In practice that means agreeing at the start who needs which opening, fixing or ceiling void, and when; sharing a simple programme with everyone who needs it; and telling the relevant person straight away when a site condition affects their part. When your technician’s drawings and the site disagree, we raise it with them rather than improvising. When a specialist is late, we tell you what it affects and rearrange what we can.

What do you get at the end?

A unit that is clean and ready for furniture, stock and staff, a walk-round to note any remaining details — which we close promptly — and the guarantee set out in the quote. If you need photos of hidden work, such as services before ceilings closed, ask at the start and we will keep them for you.
