In Marbella we carry out the building work for shops, offices, restaurants and shell units, coordinated from our office in the town: partitions, ceilings, lighting, toilets, floors and finishes, with authorised partner installers for electrics and plumbing. Licences and projects are handled by your technician under the town hall’s procedures. Seasonal trading patterns often shape when and how a fit-out is scheduled.
Which kinds of premises do Marbella businesses use?
Commercial premises in Marbella range widely: ground-floor units in residential buildings in the town and its districts, units in commercial centres within urbanisations, premises in shopping centres with their own rules for contractors, and offices on upper floors of mixed-use buildings. Some are delivered as shells; many have been fitted out several times by previous tenants.
The type of premises decides much of the practical side: who must be informed or consulted, when work can happen, how materials arrive and what can be changed outside.
How does seasonality affect a fit-out?
Many businesses on the Costa del Sol have busier and quieter periods through the year. A shop or restaurant that relies on the busy months usually wants the work done before they start, and an opening date set by the season leaves little room for delay. That makes preparation more important than speed: decisions, materials with long lead times and paperwork settled before work starts. Our guide on planning a refit around trading explains how we approach it, without promising dates before the scope is clear.
What about commercial centres and shopping centres?
Units in commercial and shopping centres usually come with their own rules: approved working hours, access routes, insurance documents, protection of common areas and sometimes design guidelines. We follow those rules once you or the centre management share them, and include any extra requirements in the quote. In centres within residential urbanisations, the community of owners may also have a say on frontage and signage.
Which paperwork applies in Marbella?
The general Andalusian and national framework applies: a declaración responsable for minor works without a technical project, a licence for larger works, and a procedure for the activity depending on the business. Since June 2026, Andalusia’s new environmental law has replaced the calificación ambiental with a licencia ambiental for the activities it covers, which matters for restaurants and similar businesses. Marbella’s town hall has its own forms and requirements, which your technician will confirm (to be verified case by case). The licences guide gives the sources.
Does the coastal environment matter for a fit-out?
Mainly for anything exposed to the outside: frontages, external fixings, signage and outdoor units, where sea air and sun are hard on materials. Inside a commercial unit, the priorities are the usual ones — durable floors, washable walls, well-ventilated toilets — with attention to condensation in units with limited ventilation. Choices for external elements are made with the relevant specialist and, where they affect the façade, with the community’s and town hall’s approval.
What does working with a Marbella-based contractor mean in practice?
Being local makes site visits easy to arrange and lets us respond quickly when something on site needs a decision. The process is the same as elsewhere: photos and floor area, a visit, an itemised quote, one contact person, materials sourced, partner installers coordinated, and a clean unit at handover. Which questions should you ask before taking a unit in Marbella?
- Is your activity allowed in the unit, and what procedure applies? (Your technician.)
- What does the landlord deliver, and what must be returned at the end? (Your lawyer.)
- Where are the drainage connection and the electrical supply, and is there room above the ceiling? (A builder’s visit.)
- What do the community or the centre allow on frontage, signage and outlets?
- When must the business open, and is that realistic?
Our article on questions before renting a shop develops each point.
